Plans to turn canalside pub into drive thru coffee shop revealed

Plans to turn an empty canalside pub into a coffee drive thru unit have been put forward, as the latest in a string of plans to repurpose the site.

Gentian Leamington Spa Ltd has put forward a fresh scheme to convert the Queensway building into a takeaway coffee shop, and mothball the existing first floor apartment.

The latest application shows there would be 10 EV spaces included in the development, as well as a new drive thru lane built around the pub.

"The coffee drive thru and cafe will be located in the existing building to the north east of the site with car parking to the south near the vehicle entrance," the application said.

"A new carriageway, wrapping around the building, will be built to serve the drive thru.

"A new dedicated delivery vehicle space has been provided to the west of the building."

The application also says the building will look mostly the same as it does now, but with some "contemporary" new windows installed.

It also says the project would give the unit a "unique and quality" look and attract more visitors to the area.

"Proposals brings an old and tired building in a prominent waterside location back to life to provide a new local facility for the benefit of the local community and the wider area," the application said.

Developer Cresco Investors Limited has previously applied for planning permission to flatten the Waterside Inn and replace it with a 40-bed apartment building before withdrawing the plans last year following a number of objections.

Previous planning applications to Warwick District Council WDC said there had been a "universally negative" response to try and secure a new operator to reopen the business.

The Queensway boozer was then put on the market with local agent Bromwich Hardy, with a guide price of £2,750,000. The listing has since been taken down.

Since then Cresco has put forward a more modest scheme, this time to turn the Waterside into eight residential units.

This application is also still pending a decision from WDC.
