Canalside pub put up for sale after plans to knock it down are withdrawn

A canalside pub has been put on the market just weeks after plans to knock it down and replace it with a huge block of flats were withdrawn.

Developer Cresco Investors Limited had applied for planning permission to flatten the Waterside Inn and replace it with a 40-bed apartment building.

Cresco had originally applied to Warwick District Council (WDC) to build a five-storey building comprising 42 apartments at the end of 2021, but reduced the scale of the proposed development last year after receiving significant pushback.

But as the Queensway development continued to draw objections from local bodies, the plans were withdrawn.

And now the Waterside is back on the market with property agent Bromwich Hardy, with a guide price of £2,750,000.

The brochure says: "The existing building that occupies the area was constructed in the 1990s and comprised a pub, beer garden and associated parking before permanently closing.

"The property sits adjacent to a McDonald's, the A452, and Ford's Fields and has views onto Grand Union Canal."

Cresco, which had planned to build a mixture of one, two and three bed flats, said in its application it had been unable to find a new owner for the currently-closed Queensway pub.

"It was shown to several operators who had an active requirement to find a premises to lease; however, their response was universally negative," the application said.
