Plans to build 69 new houses in Warwick look set to go ahead

Controversial plans to build 69 new homes in Warwick look set to be approved, despite the objections of neighbours and the town council.

Warwick District Council has recommended the scheme for Goggbridge Lane be approved, with councillors set to vote on the application next Tuesday (March 28).

Taylor Wimpey put forward the plans last year, and if approved they will see the employment land turned into houses.

The 4.26 hectare plot, which is an off-shoot of the Tournament Fields business park, would have 27 affordable homes built on it.

The rest of the houses would be for market sale, with most being two or three-bed.

Taylor Wimpey said while the land is currently earmarked for businesses, there has been no interest in developing it.

"Despite being actively marketed, the site has not come forward for such an employment use," the application said. 

"Overall, the site is not considered suitable for this use, and a residential development would be far more appropriate."

Warwick Town Council had objected to the application, saying it was overdevelopment of the area. 

Thirteen locals had also written against the scheme, raising concerns about traffic, loss of green space and noise from the nearby A46.

But district planners disagreed and have recommended councillors approve the application.

"The proposals would ensure appropriate levels of amenity for neighbouring dwellings whilst also providing positive and suitable living conditions for future occupants," a council report said. 

"The situation concerning potential noise levels from the A46 and their impact on some of the proposed dwellings is recognised however when balanced against the other aspects of the scheme are not considered, to be sufficient for an objection to be raised to the proposal."

The application will be considered by Warwick District Council's planning committee on Tuesday, March 28.
