New Warwick offices could be turned into more flats as units remain unsold

A set of offices in Warwick which have never been occupied since being built, could now be turned into four flats.
Faxton Ltd has applied for planning permission to convert the four offices at Emscote Old Wharf into two-bedroom flats, saying there have been no takers for the units despite two years of marketing.
The All Saints Road offices were built alongside nine townhouses next to the Grand Union Canal, after planning permission to demolish a former car wash on the site was granted in 2019.
While no external alterations are proposed in this latest application, Faxton said the interiors would be remodelled, with each office turned into a two-bedroom flat.
A report from property agent included in the application explained: "In total, we have received eight named specific enquiries for the offices since the properties have been made live.
"These enquiries have been received throughout the marketing period. One of the enquiries was a local agent, two were speculators, two were investors and the remainder were potential owner-occupiers.
"None of these enquiries have resulted in serious interest and we have not received any offers at any level for the offices.
"The general feedback we have received has been concern about a lack of commercial identity when accessing through a predominantly residential gated scheme, and insufficient visitor parking for customers."
The application to Warwick District Council says seven of the nine townhouses have now sold.
