Lettings - a steady and positive outlook for South Warwickshire landlords in 2026
By James Smith 12th Jan 2026
Landlords in Warwick and the wider Warwickshire area are heading into 2026 with reasons for cautious optimism.
That is the message from an independent local estate agent pointing to the rental market settling into a more balanced and sustainable phase.
Julie Philpot Residential launched its new lettings agency in October 2025, offering both a full lettings service and a premium management service.
Run by the highly-experienced co-director Donna McCamphill, the lettings team is sharing a positive message heading into the new year.
"Industry forecasts suggest rents are likely to continue rising (between two and four per cent) but at a gentler and more predictable pace than in recent years," Donna said.
"The stability is good news for both landlords and tenants, helping to support longer-term planning and stronger tenancies.
"Successful landlords in 2026 are expected to focus on quality over quantity.
"Well-maintained, modern and fully compliant homes remain highly attractive to renters, particularly in sought-after towns like Kenilworth and Warwick where demand from professionals and families remains strong."
As with the sales team, the lettings offering at Julie Philpot Residential prioritises a client-focused approach, providing "responsive, flexible and bespoke" care.
The company's new-look website has also made it easier for landlords to get in touch and to find out more about what support is available.
This as well as making the renting process easier to navigate for renters themselves.
Donna continued: "Experts also point to the benefits of long-term buy-and-hold strategies, with steady rental growth favouring landlords who take a patient, professional approach rather than relying on short-term gains.
"Regional locations outside major cities - like Warwickshire - are expected to perform well thanks to affordability, transport links and lifestyle appeal.
"While new regulations and compliance requirements will require careful attention, landlords who stay informed and adapt early are likely to be well-positioned for the years ahead.
"As the market evolves, Kenilworth continues to stand out as a resilient and attractive place to invest, offering a positive outlook for landlords who focus on quality, compliance and long-term value."
