Major renovation at Warwick pub completed without permission

A Warwick pub which reopened earlier this year following a major makeover has been forced to submit a retrospective planning application for the renovations which were completed without the proper permission.
The Globe welcomed customers again in June under new owners Brunning & Price following a four-month redevelopment.
The business had submitted an application to Warwick District Council for listed building consent for the works, starting work before it heard back from the local authority.
However, this application was eventually refused by council planners who said the changes would cause "less than substantial harm to the designated heritage assets" around Theatre Street and The Holloway.
Now, Brunning & Price has submitted a fresh application arguing its case. If this is refused, the council could say the renovations must be ripped out.
The latest scheme is asking for permission for changes to the rear courtyard including a timber pergola, planters, landscaping and changes to the seating. This as well as changes to the kitchen and service areas, removal of stud walls, a new laundry store, a new fireplace and various other works.
"The proposed internal and external alterations have avoided works to the historic parts of this listed building and instead affect recent extensions to this building and the external courtyard area," the application stated.
It continued: "The planning history of the application site demonstrates that the hotel/public house/restaurant use has been the subject of several phases of extensions and associated alterations over the years.
"This is to be expected for a commercial leisure and hospitality facility such as this, which must continue to enhance and improve upon its customer facilities and offers, in order to remain commercially viable and vibrant."
Listed building permission for the works was refused by the council at the end of June - after the pub had reopened.
In the report, council planners wrote: "Regarding the development within 'The Holloway' and the existing terraced area, this area is identified as a historic medieval road cut through rock to ease the gradient for carts coming to the market place from the Saltisford.
"It is considered by the conservation officer that the character of this area has been eroded over time through progressive occupation and a loss of the open nature of the site.
"The proposal seeks to further close off the area through formalising works which have not received prior planning permission such as the decking and increased fencing, and by introducing further development in the form of planters and new decking.
"It is considered that the intensification of built form in this area within The Holloway and would further obscure the historic rock which was the former character of the area that added to the value of the conservation area."
In a response to a request for comment from Nub News, Brunning & Price simply said: "We acknowledge that we are in a planning consent process for the Globe Warwick and we are working closely with the Local Authority on this matter."
