Developer bids to change plans for former Warwick pub to preserve history of ‘heritage asset’

The developer behind plans to turn a former Warwick pub into a house has submitted updated plans to the council.

Secret Properties Limited has already begun work on site at the Punch Bowl after planning permission to convert it from an inn to a home were signed off last year.

Part of the permission was to remove modern additions to the grade II listed building.

In the course of doing so, Secret Properties has uncovered several original features of the building, which it says it wants to keep.

An update application to Warwick District Council (WDC) includes some internal and external changes to what was previously agreed.

"The removal of the modern fabric and linings has recovered details that were lost by previous alterations, the revisions proposed in this application enable the retention of these reinforcing the legibility and understanding of the development of this important Heritage Asset," the application said.

Works have uncovered historic brickwork, lintels and even hearths which were "boarded over with plasterboard or modern brick".

"The proposal is to reinstate these and if possible, reopen them to allow the fabric to breath," the application added.

The full set of changes is:

  • Omit three French doors and add a single French door with side lights in the original opening.
  • Reopen a blocked window on the first floor to reinstate the original window
  • Omit the ground floor sash window to the kitchen and reuse the original
  • Remove the modern/extended wall to light well, reinstating upper corridor openings
  • Relocate the garden wall and add a gate to retain chamfer details.
  • Reopen original hearths.
  • Close the modern cellar opening and reinstate the original door and opening.
  • Form an opening into the hidden room, the original proposal was to form an access from the first floor corridor.
  • Form a new roof light in the modern ceiling of the living room

A long-running planning saga around the Punch Bowl was brought to an end last spring when WDC gave the green light for it to be repurposed.

The 200-year-old inn at The Butts has sat empty since September 2020, but Secret Properties Ltd is set to transform it.

A previous application - first submitted in 2021 - to turn the grade II listed Punch Bowl into a home was refused following a swathe of public objections.
