A closed Warwick pub has been put on the market for rent just weeks after a scheme to turn it into a house was refused.

The Punch Bowl Inn is now on the market with property agents Savills, with the price only available on application.

The Butts venue has been closed for nearly two years, having been forced to shut in September 2020 due to the pandemic.

Secret Properties Ltd had applied to turn the pub into a home and demolish some of the rear extensions - much to the dismay of local residents.

But Warwick District Council refused planning permission for The Butts venue to change use from a pub to a house saying it would be detrimental to the town centre.

In its application to the council Secret Properties said "there isn't the passing footfall to sustain a business of this type in this location" and that the scheme would provide "a sustainable future for an important heritage asset".

Now it is available for a new tenant to take it over on a free of tie lease.

The property description says: "A three storey end-corner terrace property of painted brick construction under a pitched tiled roof and part single-storey flat roof.

"The property benefits from a trade garden to the front, and service yard to the rear. The site extends to 0.15 acres (0.06 ha).

"Upon entering the property at ground floor level is a prominent U-shaped bar servery with 15 stools. To the left is a darts area and seating across lose tables and chairs (18 covers) and projector screen, previously used as staging for entertainment nights.

"To the right of the servery is a main dining area split across two levels (40 covers) with a traditional fire place, wood burner and three TV screens.

"Back of house facilities include a trade kitchen, store, safe room, office, staff kitchenette and WC.

"First floor comprises a double bedroom with ensuite shower and managers accommodation including a double room, lounge, kitchen and separate bathroom.

"Second floor level includes a double bedroom with ensuite shower and small kitchen and an additional double bedroom with ensuite."
