A Victorian guest house in Warwick will be turned into a family home after plans were given the green light by Warwick District Council.

The scheme for Austin Guest House, on Emscote Road, will see the accommodation turned into a seven-bed house.

The bed and breakfast currently has six guest rooms split over three floors, whilst the owners have a granny annexe in the basement with two bedrooms and a lounge.

There will be no interior changes to the building, but the ground floor bedroom will now be used as a communal space.

Revised drawings for the application were submitted at the start of May, with Warwick Town Council making no objection to the proposals.

Granting planning permission, a council report said: "The application site is not within the town centre, therefore the loss of the visitor accommodation is considered acceptable in principle as there is no policy protection against its loss in this location.

"The application does not seek to provide a net increase in the number of dwellings and instead seeks to amalgamate the property into one through the change of use of those rooms dedicated to the guest house."

The council also said the fact that there was already living space for the manager meant the proposal was more acceptable.

The report added: "In terms of the impact on the neighbours, it is not considered that the proposal would result in harm on the grounds that the nature of the use is not dissimilar from the existing guest house use.

"The development does not require any changes to the form or scale of the dwellinghouse, this is not considered to impact negatively on the privacy of the neighbours or result in any loss of light or outlook."
