South Warwickshire estate agent 'optimistic' for 2025 property market

An independent local estate agent says she is "optimistic" for the 2025 property market after a "strong" 2024.

Julie Philpot of Julie Philpot Residential said the last 12 months has been "really positive" in the local property market, saying she was busy right up until Christmas - without the usual drop off in enquiries during the winter.

"2024 was a really good year compared to 2023," she told Nub News.

"From spring 2024 things were really improving and it carried on throughout the year.

"The election did cause a little bit of change but things settled down quickly and we continued to be busy.

"Then the budget was announced in early October which announced the stamp duty deadline, so that meant through Christmas and early this year we were receiving lots of enquiries - particularly with first time buyers."

Julie - who first launched the boutique estate agent in 2019 - said she feared the changes to stamp duty in April 2025 would reduce enquiries.

But with any buyers looking to take advantage of that having now missed the boat, things show no signs of letting up.

"I had a concern that the market would be quiet and people who had missed out wouldn't bother looking, but it has been quite the opposite," Julie explained.

"It's been seriously busy, probably the busiest February that I've ever known.

"You have to be optimistic for 2025."

As well as a busy 2024 in terms of sales, Julie Philpot Residential was also recognised as the 'Best in Postcode' at the exclusive ESTAS property awards.

And with the business' six years of success since launching coming despite multiple Covid-19 lockdowns, the fallout from the Liz Truss mini-budget, a cost of living crisis, and then a general election, Julie said things are still yet to be "normal" in the market.

"Nothing's been normal, but I'll often talk to clients about what's a normal market," she explained.

"Really there never is one because you find it's very rare that things are aligned for both buyers and sellers at the same time.

"Kenilworth and Warwick are still popular areas for people to live. So therefore prices hold.

"Of course everyone's reasons for moving are different. So I always say to clients they just have to do what is right for them at that time.

"When you think we're now about to celebrate our sixth birthday, there hasn't been a normal year in those six years. It's been a bit of a roller coaster hasn't it!

"And we are absolutely loving it."
