Plans to extend village medical centre into pub car park approved

Fresh plans to expand a village medical centre into a neighbouring pub car park have been given the green light, less than a year after a similar scheme was blocked.

Warwick District Council (WDC) has given the go-ahead to the application which will see a two-storey building built for Budbrooke Medical Centre at the back of the neighbouring Montgomery of Alamein pub.

Plans show the building will include new staff rooms, treatment rooms, a nurses room and offices.

Explaining the need for the expansion, the application said: "The Budbrooke Medical Centre has identified the need for additional accommodation to better serve the community.

"Aging population, provision of an increasing range of healthcare services and increasing village population arising from the new housing developments in and around Hampton Magna are cited as the reasons why Health Centre requires additional accommodation."

The application also says the pub - which is owned by the applicant - is on its "last legs" and so does not need the parking spaces that will be lost from the development.

In 2022 WDC rejected a similar application, saying there would be too much noise from the neighbouring pub, and stating access to the site was not suitable.

But in assessing the fresh plans, a council report said: "Officers consider that the proposed development would provide a beneficial enhancement to local community facilities through facilitating sympathetic expansion of the existing medical centre facilities.

"Furthermore, the development is acceptable in terms of design and amenity, without resulting in the generation of material harm to neighbouring uses and residential properties.

"Finally, the development is considered acceptable with regards to highways and parking, making appropriate provision for the accommodation of medical centre users and patrons of the existing public house."
