New Warwick industrial labelled 'ridiculous'
By James Smith 12th Oct 2026
Local councillors have criticised the "negative impact" plans for a "ridiculous" new industrial site on the edge of Warwick will have on neighbours.
Outline planning permission for five new industrial units at Stratford Road was signed off by Warwick District Council in 2023, despite local opposition.
Plans were first put forward by Midlands Land Portfolio Limited, but the land has since been bought by Warwick 1 Unit Trust.
The trust is now looking to move forward with the development, and has submitted detailed plans for the estate - known as 'reserved matters' applications - to the council for approval.
The first of these is for three industrial units, and a second is for the final two.
Multiple residents, county councillors and Warwick Town Council's planning committee have since objected to the latter scheme.
Local councillor John Holland has written in opposition, saying: "This application is ridiculous as there is no means of managing the traffic.
"The A429 is over capacity at peak times when this development would generate significant traffic.
"The county council is already breaching a traffic agreement with Warwick District Council to limit traffic in the town centre.
"Planning enforcement action should have been taken.
"Clearly additional traffic should not be sent via Chase Meadow residential estate.
"The Longbridge roundabout J15 of the M40 is over capacity with no plans for a remedy.
"I submit that this application be refused until additional capacity is created at J15."
The town council wrote: "Objection - negative impact on neighbour amenity, noise pollution and air quality impact.
"Height of buildings. Support national highways comments.
"Awaiting comments from WCC highways, conservation and Health & community protection."
However, Warwick 1 Unit Trust says the site is perfect for the major industrial development.
In its latest application, the trust wrote: "The site is in a very strategic location and creates a significant employment opportunity.
"The proposal will deliver high-quality sustainable buildings, with supporting facilities and infrastructure, that will be accessible to employees, visitors, and the local community by sustainable modes of transport.
"Warwick 1 Unit Trust has developed a proposal to ensure they provide a significant boost to the economy through the creation of new employment opportunities."
