New tenant needed at closed Warwick pub

A new landlord is needed at a Warwick town centre pub after it closed last month.
Admiral Taverns is offering a month of free rent for a new tenant at the Railway Inn on Guy Street.
The town centre pub is described as a "bustling community pub" by the brewery.
The advert said: "The area has recently undergone huge development with a vast number of new builds bringing a younger demographic crowd to the area.
"Warwick is an affluent market town in the county of Warwickshire lying south of Coventry and just west of Leamington Spa.
"The town has excellent transport links to the A46 and M40 within five miles drive connecting Birmingham to London.
"The pub is located just a couple of minutes walk from Warwick train station."
The previous owners took to social media to announce the closure in April.
The owners gave thanks for a "great year" saying they had "met some amazing people".
The pub has been closed since mid-April, with metal shutters now installed over the doors and windows of the closed venue.
A new landlord would be expected to pay £20,000 annually in rent, having already paid a £4,000 security deposit and paid £1,000 for stock.
All drinks categories at the venue are tied.
Admiral said the ideal new tenant would want to focus on "reinventing the current offer" and "immersing themself in the local community".
"The offer needs to be more premium with good cask ales lines, premium drinks branding and a good selection of spirits," the company added.
"Entertainment such as community quizzes and open mic nights would be welcome.
"Satellite TV would be of benefit and would draw it daytime drinkers especially at the weekends.
"Although there is no commercial kitchen with support from Admiral Taverns catering executive there could easily be a back bar food offer introduced adding another income stream to the business."
