Fresh bid to turn unsold Warwick canalside offices in flats

New Warwick offices which have remained unused since being built could soon be turned into more flats if plans are signed off by Warwick District Council.
Faxton Ltd has submitted another application for the buildings at Emscote Old Wharf which could see four offices turned into four, two-bedroom flats.
The company had submitted a similar scheme for the canalside properties last year only to pull the plans after council planners raised concerns with the designs.
The latest application says it has addressed these issues.
"The previous application was withdrawn in 2024 following feedback from the case officer regarding residential amenity," the application explained.
"This revised submission has sought to address these issues and provide further clarification of matters previously raised."

The previous application said no external changes would be made to the buildings, but the new scheme would see changes to the windows including a louvre screen to "restrict direct views to nearby adjacent properties".
"Each new flat benefits from ample living space through an open plan kitchen, dining and lounge area with the three of the flats benefiting from two en-suite bedrooms and the remaining flat at second floor level benefitting from a family bathroom instead," the application explained.
The offices at Emscote Old Wharf form part of a wider development that was first given the green light in 2019.
The All Saints Road offices were built alongside nine townhouses next to the Grand Union Canal, after planning permission to demolish a former car wash on the site was granted.

But the company said after three years of marketing, there have been no takers for the offices, which were each marketed for between £220,000 and £250,000.
"In total, we have received eight named specific enquiries for the offices since the properties have been made live," a marketing report submitted to the council said.
"These enquiries have been received throughout the marketing period.
"One of the enquiries was a local agent, two were speculators, two were investors and the remainder were potential owner-occupiers.
"None of these enquiries have resulted in serious interest and we have not received any offers at any level for the offices.
"The general feedback we have received has been concern about a lack of commercial identify when accessing through a predominantly residential gated scheme, and insufficient visitor parking for customers."
