Warwick's former M&S is set to be split in two as the search for a new tenant continues.
The Westgate House store has sat empty since the national retailer left in August 2021, despite continued marketing since then.
Now REI PLC has been given planning permission to separate units two and three - which were joined by Farmfoods in 2001 - once again.
"Units two and three have been vacant since August 2021 when M&S ceased trading from the premises," the application to Warwick District Council said.
"A single tenant has not been found and feedback from letting agents states the combined units are too large to attract a single occupier.
"The proposal is to split the units back into two smaller units, one trading off Market Street using the existing doors.
"The second trading off Brook Street."
The application says the plans will not impact the appearance of the building.
Signing off on the application, a council report said: "It is not considered that the proposed development would result in any unacceptable amenity impacts for neighbouring users or future users of the development."
