Warwick's former M&S could be split into two units having sat empty for four years.
The high street brand closed its store at Westgate House in August 2021, with units two and three sitting empty since.
REI PLC has now applied for planning permission to separate the two units which were joined by Farmfoods in 2001.
"Units two and three have been vacant since August 2021 when M&S ceased trading from the premises," the application to Warwick District Council said.
"A single tenant has not been found and feedback from letting agents states the combined units are too large to attract a single occupier.
"The proposal is to split the units back into two smaller units, one trading off Market Street using the existing doors.
"The second trading off Brook Street."
The application says the plans will not impact the appearance of the building.
It continued: "The proposed development will bring a retail unit, vacant for over four years, back into use, adding to the current offer of Warwick town centre.
"The proposal is an improvement to the current street scene, bringing a blank frontage back into use.
"The proposal does not detract visually from the conservation area and has no impact on the nearby listed buildings."
