A former café in Warwick which closed earlier this year is now on the market.

The former Fat Birds Café on Brook Street is now being marketed by Holt Commercial.

It is available to purchase for £295,000, or to rent for £16,500 per year.

"The property is a modern three-storey building with sales frontage and shop with a toilet on the ground floor," the listing said.

"On the first floor there are two open spaces and a kitchen, with two further open spaces and bathroom/toilet on the second floor.

"The accommodation has a mix of laminate and carpet floor coverings.

"At the rear of the building is paved parking for two vehicles."

Fat Birds shut earlier this year citing low footfall as the reason.

FatBirds on Brook Street first opened in November 2024, transforming a former estate agency into the coffee shop.

The cafe's branches in Leamington Spa, where it has been since 2008, as well as in the Lord Leycester in Warwick, remain open.
