Plans to turn former mobile phone shop at shopping centre into café given the green light

Plans to turn a mobile phone shop at Tachbrook Park Drive shopping centre into a café have been given the green light by district planners.

Abrdn PLC has been given planning permission to turn the unit previously occupied by EE into a coffee shop, with a change of use application approved by Warwick District Council.

The application said a new café would "provide shoppers with a place to stop and eat or drink whilst visiting the retail park".

"It is anticipated that future users of the coffee shop will be those already visiting Leamington Shopping Park, who will benefit from an increased choice and variety of food and drink outlets to enjoy," it added. 

"No change to the size, layout or design of the unit is proposed as part of this."

The neighbouring unit has already been given the same permission and turned into a Greggs.

The plans do not say what the coffee shop would be called.

The application added: "The coffee shop will provide an increased choice and variety of food and drink outlets at Leamington Shopping Park, that will compete only with other on-site coffee shops such as Caffe Nero and Starbucks. 

"Furthermore, the establishment of a café at this unit would come at the expense of the existing shop use and so, at the very least, represents a quid pro quo in terms of impact on the town centre."

Approving the plans, a council report said: "The policy team have been consulted who consider that the proposed variation of condition would not cause a significant impact on any other retail units within Leamington Shopping Park or shopping areas of Royal Leamington Spa.

"There are not considered to be any highway safety or design implications resulting from the variation of condition."
