A planning application has been submitted for 750 new homes between Warwick and Leamington Spa.

Bryer Estates Limited has applied for permission for the major new development on the land at Park Farm, off Banbury Road.

If approved, the scheme would also see a primary school, shop, community hall and public open space built.

The land borders the Asps housing development which is already being built.

“The proposed development at Park Farm, Banbury Road represents an opportunity to deliver a high quality, sustainable, and landscape-led community on the southern edge of Warwick,” the application to Warwick District Council said.

“The scheme responds sensitively to its setting, integrates with existing and planned development, and supports the strategic objectives of the emerging South Warwickshire Local Plan.”

Bryer had already revealed plans for the development when it launched a public consultation in October.

Plans show some 130 people responded to the developer but this did not lead to any major design changes.

“The comments tended to be more about the principle of development (i.e. traffic generation, impact upon views, etc) rather than any specific issues related to urban design or the masterplan,” the application continued.

“Therefore, the masterplan and approach was not altered before submission.”

If this application is approved, a second ‘reserved matters’ application would then be submitted with design details of all the houses and roads.

Plans show 40 per cent of the homes would be designated 'affordable'.

Of these, 180 would be council houses, 75 'affordable' rented and 45 shared ownership.
