New residents 'won't have to open windows' as new 67-house estate in Warwick given approval
Residents who will move into a 67-house development which will now been built in Warwick will not need to open their windows to enjoy "year-round comfort".
That is according to a representative of developer Taylor Wimpey who spoke at last week's Warwick District Council (WDC) planning committee meeting in support of plans to develop the land off Goggbridge Lane.
The developer had previously had an application to build on the land - which was earmarked for employment - rejected, with councillors raising issues around noise, air pollution, flood risk and a local of open space.
Taylor Wimpey has since come back with a refined application, complete with a noise assessment and plans to mitigate noise from the busy dual carriageway.
Speaking in support of the application the company's representative Joe Bennett told councillors the "layout and strategy have been overhauled" for the development.
He added: "Our strategy of triple-glazing and ventilation systems will ensure year-round comfort while mitigating noise.
"Future residents will enjoy a consistently comfortable environment without the need to open windows - but they won't be sealed shut either.
"Noise levels at existing levels will also be improved."
The committee was also told Taylor Wimpey has offered to help finance improvements to nearby open green space.
Local residents and councillors spoke in opposition to the application, with one neighbour saying the scheme "doesn't provide a quality living area" and she "wouldn't want any children to be living there as they are developing their young, fragile lungs".
Meanwhile, Cllr Daniel Browne from Warwick Town Council said there was a "lengthy list" of reasons to object, and said 67 houses was "way too much" for the site.
But the committee eventually voted through the application, with councillors split five for and three against.
A council report recommending the plans be given approval said: "The scheme has been amended since the previously refused application and it is considered that the current proposal provides a betterment in terms of the standard of living conditions for future occupiers, specifically with regards to noise, natural light and outlook.
"While there would still be impacts on the end users in relation to these considerations due to the proximity of the A46 and the necessary mitigation measures, it is considered that these impacts have now been mitigated to an acceptable extent."
