Fresh plans to convert grade II listed hotel into homes revealed

Fresh plans to repurpose an empty historic hotel have been put forward to Warwick District Council (WDC).

New designs would see the grade II listed Glebe Hotel turned into one big family home, with four houses still to be built in the grounds around it.

In 2023 a planning inspector granted permission for the Church Street building to be converted into four apartments, as well as for the extra new homes to be built.

This came after WDC had refused permission for the works, siding with 35 local objectors.

But with works on site already underway, a fresh application has been submitted to the council to update the plans for the major renovation project.

New designs show the Glebe Hotel will now just be converted into one home, meanwhile the designs for the four new houses are to be amended.

The application explained: "The previous proposals for four new houses which were approved on appeal, granted permission for the north extension to the Glebe to be demolished prior to building the new houses. 

"Once the demolitions were carried out a number of unforeseen issues have come to light. 

"The first of these where the upper part of the brick boundary wall between the site and The New Mill House collapsed when the ivy was removed."

The new application shows the existing access road will be used for the large family home, but a new entrance is suggested for the other homes.

The existing conservatory is to be removed and replaced with a new flat-roof extension. 

"The proposed application to sensitively redevelop the site for a residential use we believe is the right and best way forward," the application continued. 

"It will bring what remains of the former rectory site back together as one in a more meaningful way which will blend in with its neighbours in the village and the conservation area. 

"Something needs to be done before a derelict site blights the village, but whatever that scheme is, it needs to be viable as there are substantial costs associated with clearing and improving the site and to restore, reinstate, repair and refurbish the listed buildings."

The hotel was built in the 1820's as a rectory to the Church of St Peter and remained in private use until 1948 when it became a hotel.
