New developer takes over 150-house scheme between Warwick and Leamington - decision expected next week

A new developer is set to take forward a new housing scheme between Warwick and Leamington, with a decision on its planning application expected next week.
Warwick District Council's planning committee will next week discuss a reserved matters application - which deals with design details - for 150 new homes off Harbury Lane.
Now being put forward by Miller Homes, the application forms part of the much wider Oakley Grove estate which will ultimately see 900 homes, a secondary school, primary school and country park built.
Outline permission has already been granted for the 150 homes and the junction off Harbury Lane, with a report recommending councillors next week grant full permission for the exact designs of the homes.
"It is considered that the proposed development would provide a high-quality residential environment that would relate well to surrounding development and would incorporate areas of landscaping and open space and provide good connectivity to neighbouring land uses, including Tachbrook Country Park, Oakley School as well as the surrounding highway network," the report said.
"The scheme would deliver an acceptable mix of market and affordable housing and provide an appropriate standard of living conditions for future occupiers whilst also protecting the amenity of existing neighbouring occupiers."
The application was originally submitted by developer AC Lloyd, but the land for the 150 homes was sold to Miller Homes last autumn.
The new developer has since changed some aspects of the application, mainly the types of homes involved, updating them to the Miller Homes portfolio.
If approved, the estate will include a mix of two, three, four and five-bedroom houses and one and two-bed apartments.
Some 40 per cent of the homes will be designated affordable.
"The proposed scheme was amended in November 2024 following a change in ownership of the site," the report continued.
"Miller Homes acquired the site from A.C Lloyd and a number of changes to the plans were made.
"The principal change involved house type substitutions across the whole site to reflect Miller Homes specific house types.
"This also involved some associated amendments to the positioning of dwellings, parking and private amenity spaces and gardens. Some other minor layout amendments were also made as part of the revisions."
Forty-one objections have been submitted by local residents, raising concerns with the impact on the green belt, the lack of local infrastructure and the 'overdevelopment' of the area.
Bishops Tachbrook Parish Council has also objected saying the homes should be built with heat pumps.
A decision will be made on Tuesday 11 March.
