MP Matt Western says new Renters Rights Act is 'game changer for renters'

MP for Warwick and Leamington, Matt Western, has welcomed the new changes for renters.

Mr Western described the new Renters Rights Act which will include sweeping changes to renting as a 'game changer' for renters.

As of 1 May 2026, 'Section 21 Notices' will be banned, and landlords will only be able to evict tenants with a valid and legal reason.

On this change, Mr Western commented: "Back in 2020, a 76-year-old constituent approached me as she had received a section 21 notice evicting her from her property.

"She had lived there for 13 years and always paid her rent on time. This was in the height of covid.

"Section 21 notices allowed that to happen. I am relieved for many residents, like this example, that this will be so much less likely to happen now. Banning 'section 21s' is the right thing to do and I am glad we are doing it."

Other changes include all tenancies will now be rolling with no fixed end date and tenants being able to leave at any time by giving two months' notice.

Previously, tenants would have to wait until the end of the fixed term to leave the property or pay a fee.

There are significant changes to the financial side too with landlords only allowed to increase rent once a year and bidding wars being banned.

Landlords will not be able to accept rent above the advertised price and will only be able to ask for a maximum of one month's rent upfront.

Commenting on the changes, Mr Western further shared: "These changes are a game changer for renters and will empower renters by providing them with greater security, rights and protections.

"Over my years as an MP, I have seen too many cases where renters are getting a bad deal and not having the security they deserve. The Renters' Right Act changes that and rightly so.

"I know many landlords will have been fair and decent with their tenants and these changes won't significantly alter the way they rent their property. These changes are to tackle those who aren't abiding by expected standards and are giving their tenants a poor deal and standards."
