Latest plans to replace historic Warwick cottage which was demolished without permission

Fresh plans to replace a historic Warwick cottage which was demolished without permission have been put forward to Warwick District Council.
The local authority last year said there was "no justification" for flattening Spring Cottage without permission, and threw out a retrospective application which would have permitted the works.
Now Studio Spicer Architects has submitted an application to not only approve of the demolition, but also to build two houses on the Birmingham Road site.
"This planning application seeks to provide a sensitive and well-considered residential development that acknowledges the site's history while offering high-quality, traditionally inspired dwellings appropriate to the character of the Warwick Canal Conservation Area," it said.
It added: "By incorporating traditional detailing and referencing the vernacular form and materials of the former Spring Cottage, the proposal respects its context and provides a valuable opportunity to enhance the appearance and utility of the site following the necessary demolition of an unsalvageable structure."
If approved, the scheme would see two, two-bedroom homes built.
Plans show four car parking spaces would be made.
The application continued: "It is assumed that the former cottage was converted to ad hoc office and storage use but was then in a poor and deteriorating condition.
"At the end of 2015 outline planning consent was granted for the demolition of the building and its replacement by five new dwellings; this consent has now lapsed, but the building was recently demolished."
