Former ambulance station to become new nursery

A former ambulance station in Warwick could soon transform into a nursery following its sale in a transaction orchestrated by the distinguished regional commercial property agency Bromwich Hardy.
The Montague Road site was procured for close to its listed price of £600,000.
The new proprietors are reportedly planning to redevelop the freehold property into a nursery, while marketing a portion of the site to let, as they embark on designs and development plans.
Tom Bromwich, managing partner at Bromwich Hardy, commented: "We had considerable interest in this property, notably due to its strategic location adjacent to the Montague Point housing development.
"Developers Crest Nicholson are presently constructing 121 homes on the former grounds of a school and council depot. We extend our best wishes to the new owners in their endeavor to develop the property into a nursery."
West Midlands Ambulance Service divested the site as part of their strategic plans to establish a community hub and network of smaller stations. The new Warwick hub is situated off Edgehill Drive, within the Tournament Court business park.
Craig Cooke, Operations Delivery Director at West Midlands Ambulance Service, stated: "We were pleased to collaborate with Bromwich Hardy and Jonathan Bishop, of Bishop Property Consultants, to successfully market and sell our previous ambulance station building on Montague Road. It is gratifying to see the building poised for a new purpose after serving the ambulance service for more than 60 years."
The current structure on Montague Road boasts two-level access doors, with heights of 3.1 meters, and offers approximately 6,211 square feet of space, with the entire site encompassing about 0.473 acres.
The property includes a garage area, storage or workshop space, alongside offices, a kitchen and canteen area, and additional space.
The property is strategically positioned on Montague Road, with convenient access to both Warwick and Leamington Spa town centers, as well as the A46 leading to the M40 motorway.
