A vacant shop in the centre of Warwick is set to go under the hammer this week.

The Smith Street unit - which also has a two-bed flat above - will be auctioned off on Thursday (October 26) by SDL Property Auctions.

The national auction house has set a guide price of £230,000 for the grade II listed building.

The brochure says the unit could bring in up to £35,000 in rent per year.

The property is believed to be of Georgian construction and also has an access from Gerrard Street.

The two bedroomed flat is "part completed" and requires refurbishment including electrics, plastering, kitchen and bathrooms.

The brochure says: "Significant preliminary works have been completed including new stairs, flooring, some stud partitioning. New water, gas and electricity supplies have been connected, pending installation of meters."

The retail space is said to be in a "lettable condition" with minimal work required.

The brochure describes the property as: "A grade II Listed freehold building located along Smith Street, Warwick, giving a rare opportunity to complete a mixed-use scheme located within walking distance of Warwick Castle.

"The unit extends to approximately 1,495 sq.ft and had been part refurbished to the ground floor.

"The property is situated to the south-west of the popular A429 Smith Street amongst an eclectic variety of local traders including butchers, restaurants, takeaways and hair salons, close to the historic Eastgate and former buildings of Kings High School in the heart of Warwick town centre, close to Castle Lane and Warwick Castle itself. Smith Street is a highly vibrant and sought after location."

The auction begins at 10am on Thursday.
