Controversial village housing scheme set to move forward
By James Smith 15th Jun 2026
Controversial plans for 34 new homes in the village of Barford have been given another boost as the developer has now signed a legal agreement with the council, allowing the scheme to move forward.
Councillors at Warwick District Council (WDC) granted permission for Kendrick Homes' application for the development on land south of Westham Lane in February last year.
The application had been met with over 100 objections as locals said the new estate would "ruin" the village.
However, council planners recommended the application be approved, and on the second attempt, the local authority's planning committee waved the scheme through.
Now Kendrick has signed a section 106 agreement with WDC - a legal document between the developer and the council outlining what they have to pay towards local services.
This reveals Kendrick will have to hand over £166,038 for school SEND services, £171,845 for open space provision, £33,708 for hospital improvements, £135,216 for secondary school places and further investment in libraries and sports pitches.
The developer previously described the scheme as a "logical infill" for the village with a mixture of one to five bedroom homes.
Initially the application was for 35 houses on the paddock, but the scheme was slightly reduced to 34.
Plans show the three acre site would have a mixture of detached, semi-detached and terraced single, two and two and a half storey houses built.
Kendrick says 40 per cent of these would be designated affordable housing - the lowest amount required in the current local plan.
