Council planners have turned down another application to keep a commercial building which was built at a local farm without proper planning permission.

Warwick District Council (WDC) has already refused plans for the development at Lower Norton Farm, with a planning inspector upholding the decision after an appeal was submitted.

The previous application revealed a timber barn was demolished at the Norton Lindsey site to make way for the new structure - but without planning permission.

The former equine yard has since been used to service, repair and sell vans, trailers, cars and more.

Permission had previously been given for a different part of the site to be used for that purpose, but WDC said it is not appropriate for the business to have moved to the new spot without permission.

The latest application asked for permission to keep the building, with its design slightly altered.

However, council planners refused to grant retrospective permission for the works.

"The development is considered inappropriate development in the Green Belt and would result in substantial harm to openness," a council report said.

It added: "The applicant has not put forward any specific very special circumstances in the application and none have been found during this assessment which would outweigh the harm to the green belt by way of inappropriateness and the other harm identified."

Norton Lindsey Parish Council has objected to both applications and called for "enforcement action" to be taken.

In the latest plans, the applicant said they had made the buildings smaller to reduce their impact.

"The revised proposals significantly reduce the height, footprint and volume of the building, directly addressing concerns relating to spatial openness of the green belt," the application said.

"Visual impact remains limited due to effective screening, access arrangements are unchanged, traffic generation will not increase, and the proposal supports existing employment."
