Plans to convert former Warwick jewellers into three-bed house approved

Plans to turn a former Warwick jewellers into a three-bedroom house have been approved by district planners.

Robothams Architects has been granted permission to extend and modify the H. H. Bray shop on Jury Street to become a bigger home.

The floors above the shop were already a flat, but now the ground floor of the three-storey building will be converted to form new kitchen and dining areas.

An existing wooden lean-to to the rear will be demolished and replaced by a brick structure.

The staircases will also be moved, with the application saying: "Without these extensions the ground floor would not be suitably sized and the development would not be viable."

Originally the plans would have included a fourth bedroom, on the second floor, but this has been replaced with a dressing room.

An existing garage will provide parking for one vehicle and secure bicycle storage will be provided in the back garden.

Approving the plans, a Warwick District Council report said: "The subject site is in an area of mixed uses, with various commercial uses alongside residential properties.

"The inclusion of a residential dwelling in this location will therefore not be out of character with the surrounding area.

"The existing shopfront would be altered to a design close to that at No.11 Jury Street, which would ensure a suitable appearance, with materials to be secured by condition to ensure suitable colour of render is used."

It added: "I am satisfied that the development would not result in any harm to the special architectural or historic interest, integrity or setting of the listed building."

Robothams said the changes are needed to secure the future of the building.

"The existing retail use on the ground floor is considered no longer fit for purpose and no longer viable," the application said.

"In order to secure the long-term future of the property it is considered that the conversion of the ground floor to a residential use to create a new four-bedroom property is appropriate."
