Neighbouring business 'extremely concerned' by plans to build nine houses along Grand Union Canal in Warwick
A neighbouring business is one of a number of objectors to plans to build nine homes along the Grand Union Canal, saying it is "extremely concerned" about the potential development.
Cape Homes Ltd last year revealed a scheme for a series of three-bedroom homes on currently undeveloped land at Cape Road.
If approved, the application would see a three-storey building built, as well as 27 car parking spaces.
But neighbouring firm Maxi Group Ltd - which runs a distribution centre and warehouse on Cape Road - has objected to the planning application.
"Our client is extremely concerned about the proposals put forward in the application and the impact that the proposed development, if permitted, could have on its business," an objection submitted by law firm Gowling WLG on behalf of the company said.
"Our client is concerned that, should the application be approved, implemented, and occupied, the new residential occupants will consider the adjacent commercial/industrial uses to be unacceptable in terms of their residential amenity and therefore begin to lodge complaints and objections to the council, as environment authority, demanding that the industrial activity be curtailed," it added.
"This would adversely affect our client's commercial operations on a designated industrial site."
A series of other objections from Warwickshire County Council's ecology, landscaping and conservation teams have also been submitted.
Warwick Town Council has also gone against the plans saying they would "overdevelop" the area.
But Cape Homes says the scheme would not have an adverse impact on Cape Road, saying the view of the maisonettes from the canal would be "absorbed" with planting around the site.
"The current proposal presents an opportunity to develop the site with well designed housing, while replanting the boundaries of the site along Cape Road and Wedgnock Lane with more attractive and robust landscaping and tree planting," the planning application said.
It also said the Canal & River Trust had been consulted on the design for the houses.
"Particular attention has been paid to the canal facing south elevation to both enhance views from the proposed dwellings onto the canal and to ensure an attractive vista onto the development when viewed by users of the canal," the application explained.
"The scale and massing of the proposal has been informed by that of traditional and more recent canal side developments to achieve a scheme that best utilises its canal side setting."
Warwick District Council is expected to make a decision on the application in March.
