Latest bid to demolish village house to make way for more homes

Fresh plans to demolish a local house to make way for new homes have been submitted to Warwick District Council.

Pathfinder Estates (Midlands) Ltd has submitted a fresh application to flatten Norton Croft and its outbuildings in Norton Lindsey to make way for two new houses.

The Wolverton Road works would also see extensions and alterations made to the neighbouring Cotswold House to create a new flat.

A similar application was refused in 2024 due to its impact on the green belt, with a planning inspector upholding the decision after an appeal.

The latter came as the applicant could not show the new homes would provide adequate living conditions "caused by potential cricket ball strikes from the adjacent village cricket club". 

The fresh application said: "The demolition of existing buildings to the rear of the site, because of their dispersal, would significantly reduce the encroachment into the open countryside. 

"A reduction in encroachment into the countryside, helps to promote one of the fundamental purposes of green belt and therefore this provides significant betterment."

Detached garages and retractable cricket nets would also be built on site - the latter to mitigate against the risk of balls coming from the neighbouring club.

A separate planning application has also been submitted to keep and extend Norton Croft which the applicant is using as a "fallback position" if the other application is refused again.

The plans continued: "The two new dwellings proposed to the rear of the site are far more modest in size and scale, respecting the transfer from streetscene to open countryside and are comparable to the existing buildings they will replace.

"The designs are again simple in form, albeit with a more contemporary aesthetic but preserve and enhance their rural backdrop through the use of timber cladding, slate roofs in addition to modern render."
