House of 'little design merit' can now be flattened to make way for modern five-bed home
Council planners have signed off on plans to demolish a home described as of "little design merit" to make way for a new five-bed house.
J & C Developments (Midlands) Limited has been granted planning permission to flatten the 60-year-old home on Dugard Place in Barford by Warwick District Council.
The application said many of the neighbouring homes have already been modernised, with the house sitting on a "larger than average sized plot".
The house - number 26a - is currently a single storey annex with adjoins another home.
"The proposed building is of a modern aesthetic which improves visually from the existing dwelling which is in poor condition, and of little design merit," the application said.
"The new dwelling respects its surroundings in regard to context, environment and density.
"The scale and layout of the proposed dwelling has been carefully and thoughtfully developed in order to achieve a complimentary and harmonious relationship with its neighbours."
Signing off on the scheme, a council report said: "The proposal is a replacement dwelling and appropriate in principle.
"In addition, the proposal has an appropriate design and is not considered to have a harmful impact upon the amenity of the neighbouring properties in relation to outlook and amenity.
"The proposals are in accordance with the aforementioned policies and it is therefore recommended for approval."
Objections were received to the application, including from Barford, Sherbourne & Wasperton Joint Parish Council. But this was eventually withdrawn after the designs were amended during the application process.
