Bishops Tachbrook faces decision on major housing development

Councillors will next week decide whether to allow 160 new homes to be built on farmland near Bishop's Tachbrook.

Sharba Homes Ltd has applied for planning permission for the new estate on Oakley Wood Road, opposite another new-build development.

A planning application submitted to Warwick District Council states 40 per cent of the homes would be designated 'affordable'.

The site also includes new public open space.

Currently the 10.3 hectares of land is agricultural and it is not allocated for homes in the local plan.

It was considered for inclusion in the new South Warwickshire Local Plan but was ultimately omitted "because the site is not considered to be located within the spatial priority areas".

The application has received objections from 24 members of the public, local councillor Andrew Day and Bishop's Tachbrook Parish Council.

Despite this, planning officers at the council have recommended the application be approved.

"The site is considered to be in a sustainable location; physically well related to the existing settlement of Bishop's Tachbrook and of a scale which can be accommodated taking existing infrastructure into account," a council report said.

"The proposed parameters of the scheme would enable the development to make an effective use of the land whilst delivering a well-designed residential environment.

"These are benefits of the proposal which weigh in favour of the application and are considered to attract significant positive weight.

It is also considered appropriate to attach limited positive weight to the economic benefits that would arise from the development.

"Weighing against the proposal is the loss of agricultural land, however this is of low quality and attracts limited weight."

Councillors will discuss the application at the planning committee meeting on Tuesday 13 October.
